All of the last paragraph are up-grades to a Beracah Home as are the Energy Star certification, conditioned crawl space, and TRANE heating and air. They are however, our standard building practice, used in 90 percent of the homes we build.

Garage: 22'x22' Finished-insulated, drywall, spackel, painted, w/3-double hung windows, 1-18'x 8' insulated steel backed overhead door w/remote (belt driven operator), multiple electric receptacles (not code electric) w/ 2-8' fluorescent lights, and unfinished bonus room above garage accessed from second floor of home.

Porch: 34'x 6' Block w/ brick rollock and concrete pad, recessed spotlights switched to inside of home, packed header wrapped in coma board (we do not use cheap aluminum), white vinyl railing and 5" turned post.

Finished Upstairs-insulated, framed, wired, drywalled-spackeled-and painted, trimmed, floored, plumbing w/ bathroom, all fixtures, 15 Seer TRANE heating and air, access to unfinished bonus room above garage.

Potential Savings:
$29,000 - If you do an unfinished upstairs. We will then set drywall and a tub upstairs for future use, and prep w/nailers.
$1,452 - If you do an unfinished garage.
$8,595 - If you build to the Beracah standard specs., yet you keep the appliance credit, 3-dormers, and do TRANE heating and air still, but down grade it to 13 Seer.
$1,400 - If your property is in Sussex County, and you have owned it for over a year. Kent Co. permitting is more expensive and what I have priced in.

Potential Extra Cost:Up-grades. We can do just about anything.
Site work - Site evaluation, septic design and permit, septic, well, lot clearing, driveway, seeding and grading, landscaping, etc. If you would like to proceed please give me additional information on your property and directions and I'll nail down the work and price required to complete.

We install all of our siding, soffit, and facia in the field (not in the plant), as this makes for a better install. We go over the sub-floor and screw it down before installing your flooring (helps eliminate floor squeaks down the road). Our porch and garage specs are second to none.
