We like their homes and they will blend in well amongst any neighborhood. We really like Simplex's inhouse staircase workshop which can build staircases to match your personal design. They also have a Modern Architectural Modular division that is devoted to building modern home designs. They have a solid reputation for providing above average modular homes. We feel comfortable suggesting you take a close look at his company. If you are nearby you should visit one of their open house events at their modular factory.|

My house is one year old. I have some stress cracks on the ceiling and walls of the second floor hallway along the joints where the two halves of the second floor meet. I think that is not uncommon in a house after it settles after a year. All houses settle a little. other than that I love the house even the foundation by Superior Walls. It's a great concept.

Designed the house, upgraded infrastructure, and paid the deposit. Now I can't even get stamped drawings. Lost closing date and interest rate. Lost sub-contractors. Loosing money every day. Simplex's only reply is that they will give me my money back. Where would that leave us. They are off to a terrible start. This should be the easy part of the process. Big mistake on our part.

Not going to give anybody five stars that's a strech if the imagination to be frank with you, but I will give Simplex Homes. Four star rating. Put up our home in Montauk New York on the east end of Long Island 1983 as a dealer/rep GC. Set couple others same location no one ever had a complaint about the workman ship or the sub contractors hired to set and complete the work. Would I gave done things differently now, of course isn't that always the way. Should gave put Anderson sliders in not the stock sliders, went bigger, and had cedar shake siding instead of texture 1-11 boards. At that time it was still except able for 2x4 exterior framing, love to have 2x6 no completes on the tightness of the house till this day very air tight. This was a ranch style made for mountains and beach locations. Two 8x8 sliders side by side. Have long replaced them as did original skyline and siding with cedar siding. Old saying get what you pay for. Don't skimp suffer little and be ahead of the curve in years to come will,only gave to replace materials that don't meet your standards.

Home was built in 2009 and installed by a Simplex owned and operated company, Classic Carolina Homes. After 4 1/2 years, our shower began to leak into our garage. A contractor was hired to repair and it was discovered that the shower pan had the corner cut off and the floor drain had the weep holes to catch any water reaching the pan, plugged with silicone! I ma not making this stuff up! I wrote Pat Fricchione, President of Simplex on 8/8/14, sent photos and asked for a solution. I followed with a phone call and left a message with his secretary. I followed with another phone call and left a message on Mr. Fricchione's voice mail. He has never responded. Today is 9/8/14. While I know this problem occurred beyond the 12 month warranty, because it was hidden damage caused by poor workmanship, I feel the very least Mr. Fricchione could do is respond. He really should back his product. Even General Motors backs their product when there is poor workmanship.

Customer Service is afforded to the party that purchased the home from the Manufacturer. The builder purchased the home directly, not the customer, sure it was the customers money however, they did not buy direct. Only a licensed dealer can purchase , each State has regulations that the builder must follow. Contact the State because it is up to your builder to take care of all the problems, they should be contacting a factory and demanding service if need be....truth is there are to many sales centers out there that do only that SELL.....

Rob S...your builder is the one to go after....and he should be fighting for you regarding the siding problem. Your other issues are the builder should take care of, if not call the company that installed the Hvac etc...Simplex or any company for that matter don't like to deal directly with the customer...Good Luck keep trying ....

Bought our home in 1995,a king charles cape and we love our home. The 2x6 wall construction insulates against noise and makes for a tight house. Would do it all over again if I had to. Love this house. Make sure you get a reputable contractor so the house is set right.

We worked with Carina construction out of Ithaca NY and over all were pretty happy with our Simplex home. We had no problem selling it when we decided to move. Carina did a good job coordinating with Simplex to fix the few problems we encountered.

We have been in our Simplex home for two years now, and have been completely satisfied with our decision. We did have issues with a window leakage, an electical problem, and a construction problem, but Simplex responded very quickly and met our expectations. No complaints.
Because we chose to go with modular, we were able to afford additions that would not have been possible if we had chosen to go with stick built. For example, our house is heated and cooled through geothermal, and we could upgrade several features, such as the floors and interior doors. After looking at other stick built homes, we feel we were very fortunate in having chosen modular. The quality is comparable to a stick built home and we have no reservations. With our experiences thus far, we would highly recommend Simplex.

I have been a builder with Simplex Homes for the last 15 years and happen to live in one. I just took delivery of a 6 box hip style roof 9/12 pitch and it looks great and fit together perfectly. My customer is very pleased since our salesman from Simplex showed up to the set in 20 degree temps and weathered the snow and helped with any questions my customer had during the set and was there if I needed him. A quailty modular company is only as good as the builder that sells the product. A bad builder can and will bring his reputation and that of a great company down. Do your home work, check your builder out!
Simplex Industries Inc. is a fine 40 year old company, you don't last that long without selling a quaility product.

We were able to take a custom plan we had in mind into Simplex and have them build what we were looking for. Most companies we had interviewed offered up their standard plans and we really wanted to design a home for OUR needs. They were quick to blue print our home work with us to make sure all the details were as needed and the home was delivered in March of this past year 2010 and we could not be more impressed. Our utility bills have been lower than expected, the home lay out fits us perfectly and our local builder seemed familar with their homes and had worked with them before so it all worked out better than expected. We truly are enjoying our home and feel the quality is top notch.

Contracted with a builder that this company recommended. They took our deposit and never started any work. Contacted Simplex for help and intervention and got nothing. Three years later we are through our lawsuit and have recovered part of our money. Their products are nice, their builder and intervention was nothing. I would not suggest this company unless you get lots of references and go and see the finished product. It's too bad that in this day and age that this still happens. POOR Customer service and I am so thankful now we never had a deal completed. Do homework and do it again and again and again. Your company is only as good as the builders that represent it!

Rob S, that is ashame, I will say to anyone buying a modular home,...Your contractor is the most important choise in your purchase. The manufacture makes no claims to back up your contractor of choice...And if you just have a sales center build your home , see if the owners are hands on, carpenters, tradesmen etc....
The siding is an easy fix, have it repaired, take pictures and send to Simplex service department and see what happens.....you should be blaming your contractor not simplex

We purchased our Simplex modular home in the Fall of 2007. It's been more than two years since our home has been set and there are still many critical issues with the house that are still unresolved (including defective siding, misaligned conduits, and HVAC/Insulation issues). The authorized Simplex builder (Carina Construction) has abandoned the project and the management of Simplex Industries has refused to meet to with us after repeated requests to discuss our concerns. We are incredibly disappointed with the poor customer service provided by Simplex as well as their management's reluctance to stand behind their product.

I'm the third owner of a Park Avenue Model. The house was delivered on the lot in 1993. It is a well built house, very spacious and comfortable. All original features are in great shape. My recent concern has been the roof. It leaks...but, what is to be expected!!! I love my house.
