Editorial ReviewProfessional Building systems is a quality modular home provider. They are a very good choice for home buyers. Their designs are good and customizable. They will easily match stick-built homes in appearance and surpass them in building quality. Their website has a significant amount of information about their modular homes including floorplans and a photo gallery of completed homes. They also provided a good slideshow to demonstrate the modular building process. Their factory in Pennsylvania provides quality work at affordable prices. Poor quality and customer service told me You aren't the customer the builder is! They missed 150 nails in my subfloor and lots of other problems. Walk away!

I would use PBS again but I would not use the same builder. Most of the problems were builder related. Minor issues with PBS. I found their quality to match a custom builder. All my exterior doors needed to be rehung, they did not survive shipping to site.

I'll start off by saying I DO LOVE MY HOUSE (built in 2015) in spite of PBSs shortcomings and annoyances. We went modular because we wanted a fast turn-around, but the time saved was erased by time spent fixing things. We went with PBS because our GC assured us he'd had good luck with them in the past and even though they were cheaper than other modular companies, we were assured the quality was comparable.
The bad: House was delivered with the wrong stairs, wrong door moldings, wrong size shutters installed, kitchen window installed at wrong height, various plumbing and electricals installed in wrong places, all floor tile backer board installed incorrectly, sloppy trim work, horrible dry-wall work (another skim coat of compound is needed throughout), many walls aren't plumb/square, most floors seem to be bouncy, most doors were hung crooked, exterior doors very drafty & hinges missing screws (framed too big, gaps were huge), windows framed too big (drafty, all needed to be shimmed). Luckily my GC was pretty good about fixing issues and PBS for the most part tried to put in an effort to make us happy. Just overall, the level of quality control and fit and finish was not good.
The Good: In the planning stages, they were very quick to get back to us with plans, revisions, pricing etc House was delivered quickly. They are cheaper than other modular companies, so I guess you get what you pay for, but there's no way I would recommend PBS to anyone.

Have had house 7 years . Love the workmanship until this year . The French door had a leak under the sill . the contractor found that there was no sill pan or even silicone under or around door . Have to replace sill ,studs and plywood , costing me thousands of dollars

Some of the drywall and trim work was pretty sloppy, and we have been waiting over 6 months for some easy warranty service. Not impressed.

PBS built the Wyoming II back in 2004 for us and it's a beautiful house. The woodwork is absolutely wonderful. Heating the house is great. It's very well insulated. Make sure you get a good contractor though and one you trust. The house itself is beautiful and everyone who walks into it can't believe that it's a modular. The only problem we've had is a small leak in one our corners and that happened after the one year warrenty was up. I would tell future buyers to do 16 inch centers for the studding. We did this and were very pleased with the house. I would recommend PBS.
